Frequently Asked Questions
Straight answers to the questions homeowners ask us most.
What's your process for a remodel?
It’s five simple steps. We start with a free in-home consultation to see the space and hear your goals. Next, we plan the design, bringing in a designer, architect, or engineer if your project needs one. You then get a detailed written estimate and schedule. Once you sign, we handle permits and build, with Steve overseeing every stage. We finish with a final walkthrough to make sure everything is right.
How much will my remodel cost? Is the estimate free?
Every home and project is different, so we price each job individually after seeing the space. Cost depends on size, layout changes, and the materials you choose. Estimates are always free, and you’ll get a detailed written price before any work begins, so there are no surprises.
How much is the deposit, and how do payments work?
We follow Pennsylvania’s Home Improvement Consumer Protection Act. For projects over $5,000, the deposit is never more than one-third of the contract price, plus the cost of any special-order materials listed in your contract (like custom cabinets or tile). The remaining balance is paid in scheduled progress payments tied to completed stages of work, with the final payment due at completion. Your payment schedule is spelled out in your written contract: [X]% at rough-in, [X]% at completion.
What forms of payment do you accept?
We accept [check, ACH/bank transfer, Zelle, and major credit cards]. [Credit card payments may include a processing fee.]
How long does a bathroom remodel take?
Most full bathroom remodels take about [3–5] weeks of construction once materials are on site. Planning, selections, permits, and special-order items like vanities or custom glass can add a few weeks before work starts. We’ll give you a specific timeline with your estimate.
How long does a kitchen remodel take?
A typical kitchen remodel takes about [6–10] weeks of construction, depending on size, layout changes, and cabinet lead times. Custom cabinets can take several weeks to arrive, so we order early and build the schedule around them.
Are you licensed and insured?
Yes. Pennsylvania doesn’t issue a statewide contractor license. Instead, home improvement contractors must register with the PA Attorney General. Gerlach Concepts is a registered PA Home Improvement Contractor (Reg. #PA[######]) and carries [general liability insurance and workers’ compensation]. We’re happy to provide a certificate of insurance before your project starts.
Do you handle permits?
Yes. We pull all required permits and schedule inspections with your township or the City of Philadelphia. Permit costs are included in your estimate, so you don’t have to deal with the paperwork.
Can you help with design, or do I need my own designer or architect?
You don’t need to hire anyone separately. We work with trusted designers, architects, and structural engineers, and bring them in when your project needs them. Everything runs through us: one contract, one schedule, one point of contact.
Can I stay in my home during the remodel?
In most cases, yes. For bathroom and exterior projects, most homeowners stay home with little disruption. For kitchens, we can help you plan a temporary kitchen setup. We protect floors, seal off work areas to control dust, and clean up at the end of every day.
